Special Attention Property Preservation

Waste removal, health hazards and items which can cause an infestation risk are considered utmost importance. All debris is removed and disposed of at a licensed waste facility. Items that require special disposal such as chemicals, paint, tires, oil, and appliance, are taken care of separately and are properly disposed of in strict accordance with all applicable state, local, and federal regulations. Our team is highly skilled and will be handling your special product requirements.

REO PROPERTIES
Carolina Renovations will perform occupancy verifications, board-ups, re-key / securing, lockbox installation and minor repairs. We will also handle interior and exterior trash out service of vacant and foreclosed properties. Photography documented before, during and after services will also be performed.

WINTERIZING
Preparing your property for winter will save time and prevent costly damages to your property. This process is completed to ensure that all plumbing and heating systems are operating correctly and that they are able to withstand icy cold temperatures.

PRE-FORECLOSURE SERVICES
Carolina Renovations will assess all interior and exterior damages and debris. Per the client requirements, we will rekey the secondary door and install a lockbox. Lawn will be mowed.

BOARDING (windows & doors)
Board will be done according to HUD specifications to ensure the property is safe and secure.

CARPENTRY/MINOR REPAIRS
To place property in show ready condition, Carolina Renovations will repair drywall, paint, install cabinets, and appliances.

DEBRIS REMOVAL/TRASHOUT/CLEANOUTS
No Job is too big or too small, A detail cleaning is performed on all properties per client specifications. We transform vacant properties or move-in/move-out properties into move-in ready condition. Carpets are vacuumed, all floors are wet mopped. Sinks, cabinets, countertops, commodes, bathtubs, and showers are cleaned. All appliances are cleaned and emptied.

WINTERIZATION/DE-WINTERIZATION
Winterizing is done according to our clients’ guidelines. We prepare for the winter to prevent costly damages to our clients from occurring.

INSPECTIONS
Whether routine occupancy checks or customized inspections, our qualified inspectors are able to perform any property inspection needed and deliver accurate and timely information to our clients.

INTERIOR CLEANING
All properties must pass the “white glove test.”

LAWN MAINTENANCE
Grass is mowed and clippings are removed. Shrubs are trimmed and flower beds are weeded.  

LOCK CHANGES/LOCK RE-KEYING
Rekey secondary door, and/or all doors as requested by the client to make the property secure.

LOCK BOX INSTALLATION/CODING
To ensure access for necessary parties, a lock box is installed per client requirements.

MAINTENANCE INSPECTION/ON-GOING
Lawn care, cleanings, and snow removal included with photo for documentation of completed work will be performed bi-weekly or monthly.

STOLEN/ABANDONED CAR REMOVAL
Any stolen or abandoned car can be towed, removed, or stored at the client’s request. It can be stored up to 30 days in a secured location.

EVICTIONS
On the scheduled eviction date, we will meet local law enforcement and rekey the property. Personal belongings will be managed in accordance with local/state laws.

CASH FOR KEYS
A date and time will be arranged for us to either meet with the Broker/Realtor- or for us to go alone, to meet the tenant/owner to distribute funds, exchange funds for keys and secure the property by changing all exterior locks.
